How does purchasing a property from your site work?
- Once you have found your dream piece of land and agree on the sale price, we send over a purchase agreement for you to review and sign and return.
- Take your earnest deposit to our Title Co. or Attorney immediately. Then we take this property off of the market.
- Once our Title Co. or Attorney receive your paperwork, they will send it back to us for our signature and we will send you a copy for your records.
Are there any hidden fees when buying land from you?
Nope! We are 100% transparent with all of our prices and fees. There is one fee that you may see on our property listings.
- The Doc Fee: This fee covers the creation of the contract and the filing of all documents necessary with the county.
All fees are clearly spelled out in each of our property ads. If you ever have any questions about a fee, please ask!
Are you a real estate agent?
No. We are not brokers or agents. We are land investors which is why we don’t charge real estate broker fees and why we are able to offer cheap below market land deals.
Why are your properties so cheap?
You’ll find land investment properties on this site that are discounted 20% to 50% because we purchase properties in higher volume at bargain prices below market value. We also target emerging markets that are currently undervalued but in five to ten years will be worth double or even triple current value. We pass these great bargains to our customers. YOU!
Can you keep me help me look for a specific kind of property?
Yes, we have land in several states in the country. If you click on the Contact Us button and enter your search criteria and provide your email we will contact you when the land you’re looking for is available. We are also partnering with other investors and check if our network got your dream property.
How do I know if this is a safe way to purchase property?
We provide maximum safety for our customers. We don’t self close! We are gonna working with a closing attorney or title company. The attorney/title company is a neutral third party entity that wants to make sure everything is done correctly. All closing are covered by title insurance.
Should I visit the property before buying?
YES. We strongly recommend visiting and inspecting the property before buying. You should also check with the county zoning and planning departments on what can be done there and future plans in the area. We aim to provide as many details as we can about the property, but this shouldn’t be a substitute for doing due diligence and making sure the land is right for you.
Can I go and see the property?
If you want to go look at it feel free to drive by look at it at any time. In case there is special access needed we will organize that for you.
We provide Interactive Maps: Use the map to zoom in and out on the property. We provide this tool so you, the potential land buyer, can get a feel for what is in the area, what type of road access the property has, if there are electric poles close by, and much more! This is a GREAT way to look at land BEFORE you drive out in person.
Why does the property has no address?
Especially in rural and non platted areas, most of the vacant land properties have no address. Therefore, we provide you the GPS coordinates or refer to the nearest home address.
Can I use bank financing to buy these properties?
We work with investor who buy in many different ways. However, we tend to work with people who can close quickly, so most of our clients pay cash. However, if you are pre-approved with a bank and close quickly… we’ll consider all offers. If you need financing to buy a property you see on our site, contact us today because we have land owner financing available on some of our properties.
What kind of land do you have available?
We specialize in land that is vacant and undeveloped. Some of our property may have service (i.e. sewer, water, power, etc.). and some of our property may be completely raw (i.e. no sewer, water, power, etc.). We offer both since different investors want different things. We’ll let you what is available with each property.
Can I reserve the property?
Yes, absolutely. Once you have signed our purchase agreement and put the earnest money deposit to the escrow account of the closing attorney/title company, we are going to reserve the property exclusively for you.
How are the properties on this site different from ones I'd find on the MLS?
Great question! Most of the land investments you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale. We work directly with home owners because many times we are able to help solve their problem more quickly and cheaper than listing it on the MLS.
How do I make on offer on a property?

We take offers first come first serve and telephone tends to be the quickest. Once you contact us and you want to purchase the property, we’ll require an earnest money deposit to secure your offer on that property. We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions.
